It can be hard to know where to begin once you decide to sell your home. 

And with the thousands of recommendations and “must-dos” out there, the whole process can turn into a convoluted mess.  

Many homeowners may experience decision fatigue as they try to decipher the fastest road to a sale while questioning what avenues really sell a home: listings? prices? staging? 

This week, I will highlight a few of my trusted recommendations for a successful home sale. 

Find an agent (me) to assist your journey

To start, I would highly recommend finding a real estate agent to assist you in the journey, especially since there are various laws to keep track of, taxes to stay on top of and documents to fill out. 

But there is no need to look any further.

Create a captivating listing:

Creating a listing that will captivate potential buyers is the most important step to a sale. 

Your listing should create a buzz that attracts people to your home and makes them interested in purchasing. The bigger the buzz, the higher chance you have of getting multiple offers and consequently, higher values. 

This is why it is essential to hire an agent who both knows how to create a buzz and has the tools to do so. Your agent should also know how to execute a successful marketing plan.

Asking price

According to the National Association of Realtors, 86% of home sellers worked with a real estate agent to sell their home in 2022. 

One of the biggest reasons this percentage is so high is because agents know how to set a competitive (and realistic) asking price. 

In fact, properties sold “For Sale By Owner” typically sell for about 26% less on average than properties sold with an agent, according to the National Association of Realtors

A good asking price is your strongest catalyst to selling your home quickly, so it is important to set a good price. 

Potential buyers will quickly lose interest if your property is overpriced. 

After the first few weeks of showings, the appeal of your home and buyers’ interests will wane, so be sure to find a sweet spot comparative to surrounding properties. 

Staging

Professionally staged or not, staging your home to look appealing to buyers is proven to accelerate the speed (and heightened price point) at which buyers jump on a property. 

NAR states that 20% of homebuyers in 2022 increased their offer on a home by 1% to 5% because a home was staged. 

That being said, here are a few simple staging rules to follow: 

  • Clean slate: declutter your home and get rid of unnecessary furniture. Open blinds to let in natural light and make sure the walls are painted in natural colors to provide a clean appeal for potential buyers. 
  • Less is more: Take down any family pictures or personalized memorabilia. Although this may be hard to do because of your attachment to your home, taking down any personalized items will allow a buyer to envision their own touches in the space, without your own items infringing on their vision. 
  • First impression: The first few seconds after a person walks into your home are essential. Be sure that your entryway does the legwork in creating a good impression for the rest of the house.  
  • Professional photographer: Since buyers find the majority of houses for sale online, the quality of the pictures of your space could make or break a deal.
